Not with one message. An agent buys a tool that helps them win listings or claw back hours. A brokerage buys something that helps it retain and recruit agents. An investor or operator buys returns and portfolio efficiency. Same product, three different reasons, so the campaign, the landing page and the proof all have to change. Pick the segment that closes fastest, build properly for that one, then add the next. Trying to speak to all of real estate at once is a positioning failure, not a budget problem.
You are not competing with another vendor, you are competing with the spreadsheet and the habit. Property professionals stay with what works well enough, because switching costs them deals during the transition. So the argument is rarely feature by feature. It is what staying is quietly costing them, how little disruption the move actually involves, and who like them has already done it. Say that in their language, not yours. Most proptech copy describes the software when it should describe the day the software fixes.
Numbers from someone who looks like them. A named brokerage in their market carries more weight than a feature comparison or a generic testimonial. Show what changed and by how much, over what period, with the customer named wherever you are allowed to name them, because anonymous case studies read as invented in this industry. It also helps to make the first step small, since a pilot on one team beats a company-wide commitment. Agents genuinely ask ChatGPT and Perplexity what software realtors use, and the answer they get is assembled from sources you can influence. That means clear pages describing exactly who your product is for and what it replaces, comparison and alternative pages written honestly, presence on the review sites and industry publications those models lean on, and content structured so a machine can pull a straight answer out of it. This is what we mean by AEO, and it is a different job from ranking blue links. Being absent from that answer is now the same as being absent from the shortlist.
It depends which of your buyers you picked, and that choice comes first. Broadly: search captures the ones already looking for a fix, industry newsletters and publications reach people who trust a specific editor more than any vendor, and targeting works unusually well here because real estate roles are easy to identify by title, market and brokerage. Broad awareness spend is the usual waste. This is a small, well-defined industry, so paid advertising aimed narrowly at the right few thousand people beats reach almost every time.
Yes, more than in most software categories, because this industry still buys on relationships. But the booth itself is rarely where the return comes from. The value sits in the meetings you book before you arrive and the follow-up in the three weeks after, and that is the part most companies leave to chance. Treat an event as a campaign with a target list, not a stand and a bowl of branded pens. If you cannot name who you want to meet, the sponsorship is a donation.
